United Arab Emirates — The recent recovery in Dubai’s real estate market has led to an increase in office rents, pushing companies towards renting offices through business
centers due to the conveniences they offer and their lower operating costs, according to Alliance Business Centers Network (ABCN).
A number of industry reports issued recently found a noticeable growth in office rentals.
One report from CBRE estimated a growth of six percent in office rents during the second quarter of 2013, saying it was mainly driven by increasing demand for property in Dubai, as the emirate’s various economic sectors rebounded.
Choosing business centers as a hub for companies and employees allows businesses to focus on their core operations, avoiding unnecessary complications such as those experienced in conventional office rentals and the different fees, including maintenance and servicing, attached to them, said Sherif Kamel, head of Middle East and North Africa region for ABCN.
“Our success lies in our competitive pricing,” said Kamel.
“Companies renting from Business Centers enjoy a cost reduction of 35 percent compared to conventional office spaces, as there are no hidden or additional charges related to furnishing and office equipment. We offer our customers the flexibility to rent on a short, medium and long-term basis under transparent and clear conditions.”
ABCN, a premier provider of fully-serviced and virtual offices, executive suites and meeting rooms in Dubai, saw an 18 percent increase in the number of new companies across its Dubai branches during the first half of the year, outperforming a market that grew 12 percent. During the six-month period, the company attracted 32 new foreign companies, operating in the areas of technology, consultancy, and the services and trade sectors.
“ABCN offers an ideal platform for local and international companies to operate in through the availability of a prestigious and dynamic working environment in strategic locations across Dubai,” said Kamel.
“Our business centers cater to different needs, whether clients are looking for a central location within the city such as in the Business Village or in a freezone such as Dubai Silicon Oasis. All of these branches provide a complete bundle of services and technical support to ensure customer satisfaction.”
In addition, business centers are the perfect setup for growing a business and networking with companies of various sectors, which can results in vital co-operations and deals, according to Kamel. The strong performance of business centers as of late is a reflection of Dubai’s robust growth and its coveted status as a safe haven for investments and businesses from the world over, he added.
